Q. Isn’t this just “flipping” houses?

A. No. We only deal in investment properties that will net a 15% or greater return. These properties are designed for our investors to hold for a period of at least three to five years. During this time the investor will be receiving the rent from the tenants of the property, which will equate to at least a 15% return on investment over the recommended three to five year period.

Q. What happens after I own a property?

A. That is completely up to you. You are the owner of the property and have the right to do anything you wish with your investment at any time. At some point many people choose to sell their properties whether it be three, five, or thirty years down the road. While we do not guarantee that a property will appreciate in value, many of our properties do. With the revitalization of Detroit going on right now, it is a probability that you will make a profit on the sale of your property when you do decide to sell.

Q.  Can I see a financial analysis on any of the properties listed?

A.  Yes!

1. Simply navigate to our “Properties for Sale” tab

2. Select ”View Details” for a specific property

3. Click the ”Performance Projection” hyperlink just below the photos of the property.

This will provide you with a First-Year Performance Projection for that property!

Q. What happens if the tenant moves out or doesn’t pay?

A. All of our properties are managed in-house and come with a Rental Income Protection Plan (if for any reason the rent is not paid, we pay the full rent!).

Q.  Do these properties still require rehabbing or require any additional work?

A.  No.  All of our properties have been fully rehabbed and currently have tenants residing in them.

Q. What if there is a maintenance issue on the property?

A. All of our properties come with an inspection and a Home Warranty Plan (should anything require maintenance, we will take care of the issue at no cost to you).

Q. Do you only offer properties in Detroit?

A. Yes. At the moment all of our properties are located in Detroit.

Q. Why do you only offer properties in Detroit? Do you have plans to offer properties in other locations in the future?

A. Currently we offer properties only in Detroit as a result of our desire to yield high returns to our investors. We have found that the sage business advice of buy low and sell high is leveraged best in Detroit at the moment, and it provides greater returns for our investors than other areas of the country. Although Bay Area Equity Group, LLC does not have any plans to offer properties in other locals at the moment, changes can and do occur. Investors should sign up to be a member of our Investor Network so that we may provide them with updates on new listings.

Q. Are any of the properties you offer zoned for Section 8 housing?

A.  We do offer some properties that are zoned for Section 8 housing. In the event that your property selection is not zoned for Section 8 housing (but you would like this added possibility), we would be more than happy to assist you in making your property ready for Section 8 tenants.
